Preventative Home Maintenance in North Spokane County
Preventative home maintenance is the whole idea behind Rim Rock Property Plus. We are a home maintenance membership company based in Clayton, and we keep houses across North Spokane County on a schedule so small problems get fixed while they are still small. The cheapest repair is the one you never have to make.
What a maintenance visit covers
A visit is a working pass through the four areas where homes fail: air systems, plumbing, safety, and the exterior. We change furnace filters, look under sinks for slow drips, test what should be tested, and walk the outside of the house looking for anything weather has started to open up. One technician handles your home, so the person checking your crawl space vents in April is the same one who winterized your hose bibs in October and knows what changed since. After every visit you get a written report of what we checked, what we fixed, and what we think you should keep an eye on. Nothing gets done to your house without you knowing about it, and nothing we notice goes unmentioned.
Why small problems get expensive here
North Spokane County is hard on houses in a specific way. Winters swing through dozens of freeze-thaw cycles, and every one of them works water a little deeper into cracked caulk, lifted flashing, and hairline gaps in siding. Summers run hot and dry, which shrinks wood and opens joints that were tight in May. Ponderosa pines drop needles into gutters until meltwater has nowhere to go but behind the fascia. A drip that would stay a drip in a milder climate becomes rotted subfloor here, because the water freezes, expands, and pries things apart while nobody is looking. Regular visits interrupt that cycle. We recaulk before the freeze, clear the drainage before the melt, and catch the drip in month one instead of year three.
The Home Health Check: how every plan starts
Before we maintain a home, we learn it. The Home Health Check is a full walkthrough where we document your systems, appliances, filter sizes, shutoff locations, and everything that will need attention on a schedule. You get a personalized report and a seasonal checklist built for your house, whether that is a 1970s rancher outside Deer Park with a wood stove and a well, or a newer build in Chattaroy on a heat pump. That record does real work. It means we show up with the right filters, it gives you documentation of the home's condition over time, and it turns maintenance from guesswork into a plan. Members get the Home Health Check included, and it stays updated as your home changes.

How it goes
- 1
Home Health Check
We walk the whole home and document systems, appliances, filters, and shutoffs, then give you a written report and a seasonal checklist built for your house.
- 2
Build the schedule
Together we set which visits your home actually needs and when, based on its age, systems, and how much you want to handle yourself.
- 3
Scheduled visits
Your technician arrives on schedule and works the checklist: air systems, plumbing, safety, and exterior. You do not need to be home.
- 4
Report and follow-up
You get a written summary of what was checked and fixed. Anything bigger gets quoted separately, and nothing happens without your approval.
What does Preventative Maintenance cost?
The cost of preventative maintenance depends on the size and age of the home, how many systems it has, and how much of the checklist you want covered. A small rancher with one furnace takes less time than a two-story home with a heat pump, a wood stove, and a long gutter run. Access matters too: tight crawl spaces and steep rooflines add time. Booking a single visit versus putting the home on a plan changes the math as well, since members get a member discount on repairs and seasonal packages. We quote before we work, so you always know the number first.
For members
Home Care members get seasonal reminders written for their home plus priority scheduling, and they pick which visits to book. Summit Care members skip the reminders entirely: we schedule the seasonal visits ourselves, do the work, and keep the running maintenance history. Either way, the Home Health Check is included.
Compare Home Care and Summit Care →Questions homeowners ask
Do I have to be a member to get a maintenance visit?
No. We do one-time visits with no commitment, and plenty of customers start there. Membership adds the parts a single visit cannot: reminders tuned to your home, priority scheduling, and a maintenance record that builds over time. If you try a visit and want the schedule, upgrading is simple.
How often should a home around here be maintained?
Four visits a year, roughly one per season, is what this climate calls for. Fall and spring are the big ones, when homes need winterizing and then de-winterizing. Winter and summer visits are shorter checks on filters, plumbing, and anything the extreme weather is stressing. Summit Care handles that schedule automatically.
Do I need to be home during the visit?
No, and most of our customers are not. We arrange access ahead of time, work the checklist, lock up, and send you a written report the same day covering what we checked, what we fixed, and anything we recommend. If we find something that needs a decision, we call before touching it.
What actually gets checked on a visit?
The four areas where homes fail: air systems, plumbing, safety, and the exterior. That means filters, condensation lines, under-sink plumbing, water heater condition, caulking and seals, gutters and drainage, and the specific items on your home's own checklist from the Home Health Check. The report lists every item.
