Home Inspections & Home Health Checks in North Spokane County
Home inspections catch the problems you cannot see from the living room, and those are the ones that cost the most. Rim Rock Property Plus inspects roofs, attics, and crawl spaces for homeowners across North Spokane County from our base in Clayton, then hands you a photo-documented report of what we found. You cannot fix what you cannot see. We go look.
Roof and exterior: where winter does its work
Roofs in North Spokane County take a specific kind of beating. Snow load stresses the structure, ice dams pry at the eaves, and dozens of freeze-thaw cycles work at every seam where flashing meets shingle. Our roof and exterior inspection is a visual assessment of all of it: missing or lifted shingles, flashing that has pulled away, fascia and soffit damage, and drainage problems where gutters or grading send water somewhere it should not go. Every finding gets photographed and written into your Home Health Report with a plain recommendation, so you can see exactly what we saw. Most roof problems are cheap in year one and expensive in year three. An annual look from the ground and ladder is how you stay in year one.
Attic and crawl space: the rooms nobody visits
The attic and crawl space are where trouble hides longest, because nobody goes there. We do. In the attic we look for water staining that marks a slow roof leak, compressed or missing insulation, blocked ventilation, and the droppings and chew marks that mean something has moved in. In the crawl space we check for standing moisture, damaged vapor barrier, pest activity, and vents that cannot breathe. Rural properties around Deer Park, Clayton, and Chattaroy see plenty of rodent pressure, and mice need a surprisingly small gap. Cold snaps drive them in every fall. A damp crawl space corner or a nibbled wire is a minor finding when caught early. Left alone, the same finding grows into mold, rot, or an electrical hazard. We document what is there, honestly, with photos.
The Home Health Check: a baseline for the whole house
The Home Health Check is the wider version of an inspection: a full walkthrough where we document your systems, appliances, filter sizes, shutoff locations, and every maintenance item the home carries. You get a personalized report and a seasonal checklist built for your house, and members get the walkthrough included with their plan. It is useful in two directions. Looking forward, it becomes the maintenance plan we work from, so every future visit starts informed. Looking backward, it is a dated, photo-documented record of the home's condition, which is worth real money when you sell, when you file a claim, or when you are caring for a parent's house from out of town and need to know what state it is actually in.

What does Home Inspections cost?
Inspection cost depends mostly on scope and access. A roof-and-exterior look is the simple end; adding attic and crawl space takes longer, and a full Home Health Check documenting every system is the most thorough option. Steep rooflines, tight crawl spaces, and outbuildings add time, and a larger home simply has more to document. Bundling an inspection with a maintenance visit costs less than booking it alone, and members get a member discount on repairs and seasonal packages, with the Home Health Check itself included in membership. We confirm the scope and the price before anyone climbs a ladder.
For members
Members get the Home Health Check included, and it becomes the baseline every seasonal visit builds on. Summit Care members get inspection eyes on the home four times a year automatically, since every auto-scheduled visit includes an exterior walkdown, with findings added to the running maintenance history. Home Care members get reminders when a seasonal inspection makes sense and priority scheduling to book it.
Compare Home Care and Summit Care →Questions homeowners ask
Do I need an inspection if my home seems fine?
The most expensive problems start invisible from inside: a lifted flashing edge, a damp crawl space corner, a rodent entry point. By the time they show up in your living space, the cheap fix has passed. A periodic inspection is inexpensive insurance, and the photo report gives you a baseline either way.
Is this the same as a real estate inspection for buying a house?
It serves a different purpose. Ours is a maintenance inspection for a home you already own: finding developing problems and building a care plan, documented in a photo report. If you need a transaction inspection for a purchase, that is a separate specialty, and our report is not a substitute for it.
How often should the attic and crawl space be checked?
Once a year is a sensible floor, and after any hard winter it is worth confirming the roof and attic came through clean. Fall matters too, since that is when rodents push into crawl spaces ahead of the cold. Summit Care members get seasonal eyes on these areas automatically.
What happens if you find something wrong?
It goes in the report with photos, a plain description, and a recommendation ranked by urgency. If it is something we fix, we quote it separately and you decide on your own schedule. If it needs a specialty trade, we say so. Nothing gets repaired without your approval, ever.
Can you inspect a house I don't live in, like a parent's home?
Yes, that is a common request. We inspect the home, send the photo-documented report to you wherever you are, and can put the property on a seasonal schedule afterward. It pairs naturally with our property check-in service for homes that sit empty part of the year.
