What We Check During Your Walkthrough
The short answer: Our initial walkthrough is a roughly 90-minute inspection of your appliances, HVAC, plumbing, roof, and safety systems, room by room. You get a written report on the condition of each, and we record the details that make future work faster: filter sizes, model numbers, and part specifics. It works as a standalone checkup or as the starting point for a maintenance membership.
Owning a home in Eastern Washington means keeping up with seasonal changes, appliance care, and the little things that prevent costly repairs. We make that simple by starting every customer relationship with a full walkthrough that gives you a complete picture of your home’s health. It is the same discipline behind our home inspections and evaluations: look at everything, write it all down, rank what matters.
The full checklist
Here is what goes into your report:
- Kitchen appliances and fixtures. Sink, faucets, dishwasher, oven, fridge and freezer, hood vent condition.
- Bathrooms. Toilet supply lines, valves, faucets, drains, shower and tub condition, tile and grout, exhaust fans.
- Laundry room. Washer and dryer supply lines, lint screens, vent connections, utility sinks.
- Mechanical room. Water heater, air handler, A/C unit, boiler, filter sizes, electrical panel details. This is where the record-keeping pays off; knowing your exact filter size before an HVAC maintenance visit means we show up with the right part the first time.
- Whole house. Doors, railings, ceiling fans, smoke detectors, CO detectors, fire extinguishers.
- Exterior. Roof, gutters, siding, outlets, hose bibs, and a general safety check.
- Additional appliances. Water softener, water filtration systems, radiant heat boilers, and anything else your home runs on.
Nothing on this list requires tearing into walls. It is a visual and functional inspection, and you are welcome to follow along and ask questions the entire time.
What happens next
The report is yours either way. If you join one of our membership plans, we come back to complete the care and fixes that fall under your chosen plan, and from there seasonal visits keep the home continuously maintained instead of checked once and forgotten. Minor maintenance is built into membership, and larger fixes get priority scheduling and a member discount on repairs and seasonal packages.
What the same coverage costs piecemeal
Hiring separate contractors for the same checks adds up. Typical annual costs with outside providers look like this:
- HVAC check and filter replacement: $150–$200 per visit, twice a year, so $300–$400
- Plumbing inspection: $125–$250 per visit
- Gutter cleaning: $150–$250 per cleaning, twice a year, so $300–$500
- Roof and attic inspection: $150–$250
- Smoke and CO detector check and replacements: $75–$125
- Appliance inspection and minor fixes: $150 and up
That puts the piecemeal total around $1,100–$1,500 per year, spread across four or five different companies, none of whom keep a shared record of your home. Plan on about 90 minutes for a typical single-family home. Homes with outbuildings, multiple mechanical systems, or extra appliances like water softeners and boilers take somewhat longer, since every one of those items gets its details recorded.
Do I need to be home for the walkthrough?
We prefer it. Walking the house together lets you point out the things that have been bugging you, and lets us explain findings on the spot instead of in a report footnote. If you cannot be there, we can complete the inspection with access arranged in advance.
What do I actually receive afterward?

Does the walkthrough obligate me to a membership?
No. Plenty of homeowners use the walkthrough as a standalone checkup and handle the findings themselves or with us as one-off jobs. Membership is the option for people who want the follow-through handled automatically, and the walkthrough is simply the best-informed way to start it.
