Property Maintenance in Clayton, WA

Clayton is home base for our property maintenance company, which makes this the one page on our site where we are writing about our own backyard. The shop sits right here in town, along US-395 about four and a half miles northwest of Deer Park. When we talk about seasonal gutter cleanouts, filter changes, water heater checks, and getting a house buttoned up before the first hard freeze, we are describing work we do on our neighbors' homes and, frankly, on our own. Nobody reaches Clayton faster than we do, because we never left.

The town that brick built

Clayton was founded in 1889 when the Spokane Falls & Northern Railway came through, and the town is literally named for the clay in the ground here. That clay fed the Washington Brick, Lime & Manufacturing Company, at one point the largest brick plant in the state. After a 1908 fire leveled the factory and most of the town, the rebuilt plant became known for decorative terra cotta, crafted largely by artisans who had immigrated from northern Italy; the rams' heads on Spokane's Davenport Hotel came out of Clayton. Terra cotta production ended in 1948 and the last brick was made in 1957, but the history still shapes the place. Clayton stayed a small, unincorporated community, and the housing reflects it: older homes in the town core, manufactured and site-built homes on larger parcels around it, and very little of the cookie-cutter subdivision construction you see closer to Spokane. Houses like these do not come with an HOA reminding anyone about maintenance. That is roughly the job we invented ourselves to do.

Life at the north end of the service area is rural. Lots run bigger, ponderosa pines run thicker, and winter runs a little longer than it does down in Spokane, where the surrounding area averages roughly 45 inches of snow a year. Pine needles are the constant: they drop nearly year-round, mat into gutters, and turn the first November freeze into an ice problem if the fall cleanout got skipped. Many properties out here run on private wells and septic systems, which changes the maintenance checklist. A power blink matters more when it takes your water with it, hose bibs and pressure tanks need a real winterization plan, and there is no city crew coming for anything on your side of the property line. Add long driveways, outbuildings, and the freeze-thaw cycles that work at every caulk joint and slab, and a Clayton house rewards an owner who works from a list. We bring the list.
